Good morning, Nassau.
Two Nassau projects move forward in different ways: Westburyโs planned station-side apartments have a new MTA approval, while Glen Cove Hospital has opened a cardiac imaging center. We also break down $19.2 million in lead-line awards for Mineola and Garden City, with todayโs office closure and local plans below.

Mineola and Garden City Receive $19.2 Million for Lead-Line Work

State water-infrastructure awards announced October 20 include $19,203,435 for lead service-line work in Mineola and Garden City.
Garden City receives $8,221,500 for replacements. Mineola receives $9,221,627 for replacements and $1,760,308 to inventory its service lines.
Inventory work identifies the lines in a water system; replacement work removes eligible lead lines. These awards fund those steps, but the stateโs award list does not establish a household construction schedule or say that work is complete.

184 Apartments Beside Westbury LIRR Clear MTA Approval
Westburyโs planned apartment development beside the LIRR station cleared another approval on October 28, when the MTA board approved a 99-year ground lease with an affiliate of Gotham Organization.
Westbury Commons would include 184 rental apartments, including 19 income-limited affordable homes, plus 2,000 square feet of retail space, a public plaza and 254 parking spaces. The MTA will retain ownership of the land.
This approval moves the project forward; the apartments are not open. It is separate from the 187-home AR Westbury project in Mondayโs housing-awards report.
Glen Cove Hospital Opens a Cardiac Imaging Center
Glen Cove Hospital marked the opening of its R.H. Cushman Cardiac Imaging Center on October 22. A $1 million gift from Rod Cushmanโs estate helped purchase its cardiac CT scanner, and the project also received a $250,000 state grant.
The scanner produces detailed images of the heart and coronary arteries. The hospital expects having it on site to reduce the need to transfer patients elsewhere for cardiac imaging, bringing more of that care into Glen Cove.
Oyster Festival Shells Get a Second Use
About 3,300 pounds of oyster shells collected at the Oyster Festival are headed for reuse through the Town of Oyster Bayโs shell-recycling program.
The town reported October 23 that the shells would cure for several months before being returned to the harbor as habitat for young shellfish. The collection is complete; their return to the water is a later step.
Closing Soon: Own a Stake in the Future of Popcorn
The popcorn brand that keeps making headlines is entering the final stretch of its investment round.
Popsmith raised $348,000 on Kickstarter before it ever reached a store shelf, and in 2024 it was named one of Oprahโs Favorite Things. Retail partnerships with Williams Sonoma, Costco, and Crate & Barrel have further cemented its position in the premium home and kitchen market.
Now Popsmith is raising capital to bring its Poppers and popcorn into more kitchens, and individual investors have just a few weeks left to own shares.
