Long-Held Hicksville Industrial Property Sells for $10M

A Hicksville industrial property that had been owned by the same landlord for more than 30 years has sold for $10 million.

The Renatus Group, a commercial real estate investment firm based in Port Chester, purchased the 55,789-square-foot building on 4.66 acres at 840 S. Broadway.

The building dates to 1960 and was once used by Grumman Aerospace. Since 1995, it has been home to printing company Coral Graphic Services.

But the sale also comes with a major local employment loss.

Coral Graphic Services plans to close the Hicksville plant by the end of October, with 85 employees expected to lose their jobs. The company’s lease on the property expires January 1.

Here’s what the new owner may change:

  • Invest in major building improvements

  • Prepare the property for a new industrial tenant

  • Potentially raise the ceiling height from 12 feet to 28 feet

  • Market the site to companies serving Nassau and the New York City metro area

The sale matters because larger industrial properties are difficult to find in Nassau. The site offers substantial space, heavy power capacity, and access to the broader metro market.

For Hicksville, however, the transition is mixed: a long-held property is getting new investment, but a longtime manufacturing and printing operation is leaving with 85 jobs.

Free Live Music Continues at Americana Manhasset Through September

Americana Manhasset is giving shoppers and diners another reason to stay a little longer on Thursday evenings.

The Golden Hour Summer Series brings free live music to the breezeway between Max Mara and Chanel every Thursday from 4 to 7 p.m. through Sept. 10. The rotating performers cover jazz, modern classical, Italian-inspired music, and American standards.

Here’s what’s coming up:

  • Aug. 20: Jazz and Cocktails

  • Aug. 27: All American Summer

  • Sept. 3: La Dolce Vita
