🌊 Long Beach waterfront condo plan moves forward

A scaled-down $108 million waterfront condo plan is moving ahead at 530 West Broadway in Long Beach, the former Hebrew Academy of Long Beach site. The proposal now calls for 106 condo units, reduced from an earlier 154-unit plan, with two eight-story towers, 213 parking spaces, and public seating along the boardwalk.

The project is still moving through the review process, with the Nassau County Planning Commission involved and a public hearing expected in summer 2026. For Long Beach, the proposal brings a familiar South Shore question into focus: how to add new housing and investment near the waterfront while still taking community concerns, coastal planning, and flood risk seriously.

🚰 Freeport gets $1.1M for flood-mitigation pump station

Freeport has been awarded a $1.1 million FEMA pre-disaster mitigation grant to build a pump station near Sea Breeze Park, close to the Nautical Mile. The project is designed to help reduce flooding in a neighborhood that has dealt with nuisance flooding, emergency vehicle damage, and response delays.

The planned infrastructure includes rainwater pumps and a backflow valve, giving Freeport another tool to manage flooding before it becomes a bigger public safety problem. It is a practical investment for a South Shore village where flood mitigation is not optional.
