🏗️ Mineola Condo Project Breaks Ground After Nearly 18 Years

A long-planned condominium project across from the Mineola LIRR station is finally moving closer to construction.

The Bridge is planned for 212 Third Street, where discussions about redeveloping the property began in 2008. The condos will range from one to three bedrooms, with most expected to cost between $1 million and $2 million.

Why it matters:

  • It adds more homeownership options near the train and downtown

  • The site previously served as a commuter taxi stand and later an office property

  • Supporters hope it proves condo development can work in Long Island village centers

The honest distinction: this may diversify Mineola’s housing supply, but it is not affordable housing. Village officials are separately considering smaller residential conversions aimed at a broader range of residents.

🎬 Historic Manhasset Theater Sells for $3M and Plans a Comeback

The nearly 90-year-old Manhasset Cinemas property has a new owner and another chance at becoming a downtown destination.

Film producer Jack Heller, founder of Assemble Media, purchased the theater at 430 Plandome Road for $3 million. His plan is modeled after the restored Southampton Playhouse, another historic Long Island theater he helped redevelop.

What the revival could include:

  • Upgraded projection and sound systems

  • New film screenings and filmmaker discussions

  • Family programming

  • Free community events

  • Partnerships with nearby businesses

The Art Deco theater opened in 1936 and is one of Long Island’s oldest surviving movie houses.

The vision is promising, but the hard work is not over. Parking and sewer connections still need to be addressed as the proposal moves forward.

🛠️ Nassau BOCES Gets $5M to Grow the Manufacturing Workforce

Nassau BOCES has received a $5 million federal grant to help small manufacturers find and train workers for skilled jobs.

The funding will support the Long Island Defense Manufacturing Resilience Initiative, which combines workforce training with technical help for regional defense contractors.

What the program will offer:

  • Hands-on training in welding

  • Advanced electrical-systems instruction

  • Industrial-piping training

  • Advanced training laboratories

  • Two mobile virtual and augmented reality training vehicles

  • Help with hiring, workforce development and government contracting

The stakes are substantial. Long Island’s defense industry includes more than 400 contractors, supports roughly 25,000 jobs, and contributes an estimated $10 billion to the regional economy each year. Eligible small businesses will be able to access free courses, workshops and individual advising.
