Westbury Approves $100M Transit-Oriented Development Near LIRR

Westbury's village board has unanimously approved a roughly $100 million transit-oriented development for a former MTA parking lot on Railroad Avenue, a short walk from the LIRR station.
The Gotham Organization plans a five-story building with 184 apartments, 254 parking spaces, ground-floor retail and a public plaza. Ten percent of the apartments are expected to be income-restricted.
The development is structured through a 99-year ground lease. Gotham is expected to pay $2.25 million during construction, a $500,000 transaction payment and annual base rent that starts at $500,000 and rises 12.5 percent every five years.
The developer is targeting permits by March 2027, with construction expected to take about 20 months. The approval is a major step, but the project must still move through permitting before work begins.

New York Extends Key 9/11 Benefit Deadlines Through 2030
New York has enacted three laws extending important filing windows for people who became ill or disabled after participating in World Trade Center rescue, recovery and cleanup work.
The deadline for certain retirement documentation and the WTC-12 form is now September 11, 2030. The laws also extend a filing window for eligible New York National Guard members and allow additional time for certain retirement-system reclassification claims.
Some workers' compensation claims rejected because of earlier deadlines must be reconsidered under the new legislation. Separately, the state awarded $2 million to Albert Einstein College of Medicine for a cancer-genomics study involving unresolved World Trade Center-related cases.
Anyone who may qualify should review the official rules or speak with a benefits representative, since eligibility depends on service history and filing requirements.
