Floral Park’s growth was closely tied to John Lewis Childs, whose seed and bulb business became a major mail-order operation based there. The short version: the village’s floral identity was not just a name. It grew around a flower business.

Cornerstone Hicksville has cleared a key Town of Oyster Bay planning approval, moving the $61 million mixed-use project closer to construction near the Hicksville LIRR station. The four-story plan calls for 106 apartments, more than 4,000 square feet of retail space, underground parking, and a 10% affordable-housing set-aside on a two-acre Jerusalem Avenue site. The useful question for residents is not just how many apartments are coming. It is whether the project brings better retail, handles parking and traffic, and adds life to a downtown corridor already seeing redevelopment. Construction is expected to begin in early 2027.

Freeport: A Canal-Side House in South Freeport

62 E 1st Street is the kind of South Freeport listing where the water is not just scenery. The 1956 hi-ranch has three bedrooms, two baths, a formal dining room, a first-floor bedroom and full bath, and a 1.5-car garage, but the real story is out back: a 50-foot bulkhead, canal access, dock, boat slip, and water views. It fits a part of Freeport where the marina, the Blueway Trail, and the village’s South Shore identity make the waterfront feel like part of daily life.
